When we purchased our Neptune property, it was a 2 bedroom 1 bathroom with no true primary bedroom. To maximize the potential of this investment property, we decided to add square footage and make it a 3 bedroom 2 bathroom home with a true primary bedroom and private ensuite. We enclosed the carport to create 2 additional guest bedrooms and a guest bathroom. We turned the original bathroom into a laundry room and hallway pantry and also extended the sunroom. The new plans allowed us to combine the original 2 bedrooms in the home and design a primary bedroom and private en suite bathroom.
So how did we turn a bedroom into a private en suite bathroom and enclose the carport? We worked with a local draftsman to design the new plans, which took time and a few revisions and more time. We replaced the old septic with one that would be able to accommodate a 3 bedroom 2 bathroom house. We took down walls, repiped, moved plumbing, moved the electric panel and ran all new wire and service, waited on concrete during the concrete shortage and then framed out the new spaces and watched it slowly but surely come to life!
Now, lets get to the details of the private ensuite for the primary bedroom...
The Vanity
The beginning phases of this renovation took almost 8 months, so I had plenty of time to design and source finishes. I randomly checked Facebook Marketplace and there it was, a gorgeous wood vanity and only $850! I always like to search the Marketplace item online to find out the original price and my jaw dropped when I saw it was over $4,000. It is the James Martin Portland 72" Vanity. I thought for sure I was getting scammed, but I had to see it through because if it wasn't a scam this was going to be such a score! I only sent the seller a $100 deposit for delivery and sure enough, it showed up. My faith in Marketplace deals was restored. Not a scam. I was shocked. I have heard of horror stories on Marketplace though, so be careful, but I do suggest checking on there when you're sourcing items because you never know!
Lights and Fixtures
I have a thing for lighting and lighting placement. The vanity is set back so I didn't want the typical sconce light over the mirror. I was torn between lights on the side of the mirror or above, but when I came across the Cylinder Collection I knew they were perfect! They are only $52 each so they fit the bill! The lights make a statement without being loud. They are simple enough to not take away from the vanity and the matte black matches the Moen Gibson Two Handle Widespread bathroom faucets, which were a bit of splurge but I did get them on sale on Amazon Prime day! I went with a simple matte black Delta Faucet Single Function Shower Trim.
Mirrors
Tile
In the shower I wanted a larger profile tile, minimal grout lines and minimal contrast between the shower wall and shower floor tile. I actually wanted to do the larger wall tile on the floor too, but we would have had to install a rectangular drain and I somehow missed that step and showed up one day to standard round drain that was already installed. Yes, I tried to convince Gabe to let me change it, but I got overruled so I just went with the matching hex floor tile. Visually, there is still little contrast. The Materika Collection is a series porcelain tile with a concrete look. The shower wall tile is Materika 12" x 24" Matte Porcelain wall tile in sand and floor tile is Materika 3" Hexagon Matte Porcelain mosaic in sand. We also added a row of the wall tile as a backsplash over the vanity. I ordered all of the tile with Rachel from West to East.
Glass Enclosure
Frameless glass enclosure with black hardware. Installed by Beason's Glass. Joel was great and it turned out beautiful!
Modern Barn Door
